Sycamore is located in Binh Duong New City within Binh Duong province, about 30 kilometres from Ho Chi Minh City. With a projected total gross development value of over S$1 billion (VND 18 trillion), Sycamore offers about 3,500 freehold units across a mix of low-, mid- and high-rise residential developments, providing homes for an estimated 13,000 residents on a site measuring 18.9 hectares. The first phase is scheduled to be completed in 2024, and the rest of the project is targeting completion by 2027.  Sycamore is slated to launch in 2Q 2024.

Designed by renowned French architect Jean-François Milou of Studio Milou, Lumi Hanoi is a high-end residential project on a prime site in the West of Hanoi with a projected gross development value of over S$1 billion (VND 18 trillion). The Thu Thiem Zeit River project is nearing completion of construction.

The Thu Thiem Zeit River project has successfully topped out its two towers and has entered the detailed completion phase, ready for handover with flexible payment policies.

According to the developer, as of September 2023, the Thu Thiem Zeit River project has ensured its construction progress. The two towers, T1 (25 floors) and T2 (32 floors), have been successfully topped out. The developer has now shifted to the detailed completion phase, including interior finishing, painting, installation of wooden doors, and tiling for each floor. The construction team has also accelerated the completion of the landscape area and the four utility floors for future residents. The residential parking area has been completed as well.

In the podium block, the low-rise apartments (podium units) are currently undergoing the final exterior painting. The swimming pool and children’s playground are in the process of being constructed. The elevated amenities area, which is introduced as a highlight of the project, is entering the phase of constructing an infinity pool and a jacuzzi, ensuring completion before the arrival of the first residents.

“In the midst of a market with many fluctuations, ensuring the construction progress is considered the success of Thu Thiem Zeit River and reaffirms the financial strength of the developer VGSE – a member of GS E&C (South Korea),” said the representative of the developer.

Thu Thiem Zeit River spans an area of 3.3 hectares and includes two towers, T1 and T2, along with a low-rise podium block. It offers a total of 300 units, including apartments, townhouses, shophouses, and penthouses. The project enjoys a prime location on Nguyen Co Thach Street, An Khanh Ward, which is an important connection route between the Thu Thiem urban area and central districts. The project provides residents with the opportunity to enjoy the dynamic urban life with a variety of amenities while also offering a private, tranquil living space with abundant green areas.

According to the evaluation by the Ministry of Construction, the real estate market is gradually recovering towards the end of the year. The Thu Thiem Zeit River project investor has recently introduced a flexible payment policy aimed at helping investors reduce financial pressure and ensuring the sustainability of their investment value. According to this policy, buyers are required to make a 10% payment upon signing the purchase contract. They will also receive support with a 0% interest rate and a principal repayment grace period of up to 18 months.

About to start construction of Tan Phu – Bao Loc and Bao Loc – Lien Khuong expressways

Lam Dong has requested relevant units to simultaneously install boundary markers for land clearance outside the actual terrain for the Tan Phu Bao Loc expressway and Bao Loc – Lien Khuong expressway routes.

On May 27th, the Lam Dong Provincial People’s Committee stated that it has issued a directive requesting the Project Management Board of the Provincial Transport Project to coordinate with the People’s Committees of districts and related cities to urgently implement the simultaneous installation of temporary boundary markers according to the design plan for land clearance compensation. This will serve as the basis for preparing documentation and procedures for land clearance compensation for the Tan Phu Bao Loc expressway and Bao Loc – Lien Khuong expressway projects.

The province has set a deadline of June 30th for completing this task in order to finalize the documentation and procedures for project commencement in September 2023.

According to the Lam Dong Provincial People’s Committee, the construction project of the Tan Phu – Bao Loc and Bao Loc – Lien Khuong expressways has been identified as a key project according to the Resolution of the 11th Provincial Party Congress of Lam Dong Province for the term 2020 – 2025. Completing the documentation and procedures for project commencement is a particularly important political task for the province in 2023. However, the progress in completing the feasibility study report for the project and implementing some related documentation and procedures has been slow and has not met the requirements.

Commencement of Tan Phu Bao Loc Expressways and Bao Loc – Lien Khuong Expressways

The investment project for the construction of the Tan Phu – Bao Loc expressway has a length of about 66km (11km within Tan Phu District, Dong Nai Province; 55km within Lam Dong Province – passing through districts: Da Teh, Da Huoai, Bao Lam, and Bao Loc city). The road is built according to highway standards (TCVN 5729:2012) with a design speed of 80km/h. In phased stages, the road will have a foundation width of 17m with 4 lanes for automobiles. The total investment for the phased stages is 17.2 trillion VND (State capital participation: 6.5 trillion VND, including 2 trillion VND from the central budget and 4.5 trillion VND from the Lam Dong provincial budget); owner’s equity: 1.605 trillion VND, and 9.095 trillion VND from mobilized sources). The completion phase will have a wider road cross-section of 22m (4 lanes for automobiles and 2 continuous emergency stopping lanes).

The provincial leaders of Lam Dong, along with relevant departments and local authorities, conducted an on-site inspection of the two expressway routes.

Meanwhile, the Bao Loc – Lien Khuong expressway project has a length of 73.4km, starting from the interchange with the Tan Phu – Bao Loc expressway and ending at the interchange with the Bao Loc – Lien Khuong expressway; passing through Bao Loc city and districts: Bao Lam, Di Linh, and Duc Trong. The road is constructed according to highway standards (TCVN 5729:2012) with a design speed of 100km/h. The cross-section scale for the completion phase consists of 4 lanes with a roadbed width of 24.75m; phased investment for phase 1 with a roadbed width of 17m, operating speed of 80km/h, and emergency stopping locations arranged every 4 – 5km in the same direction of travel. The total investment for phase 1 of the project is approximately 19.521 trillion VND (State capital is about 7.761 trillion VND, with the provincial budget contributing around 4.000 trillion VND).

Both expressway projects are carried out to gradually develop a comprehensive infrastructure system, enhance connectivity, reduce travel time connecting the Central Highlands provinces with the key economic region in the south and economic, social, and industrial centers along National Highway 20. This aims to improve the capacity for transporting goods, trade, and foreign relations, meeting the increasing demand, reducing congestion and traffic accidents on National Highway 20, which is currently overloaded, especially at traffic hotspots in the Bao Loc pass area.

Sycamore is located in the new city of Binh Duong, about 30km from Ho Chi Minh City. Two zones include combinations of townhouses, semi-detached houses, and spacious villas with private clubs and gardens. Four zones feature 24-story towers for residents who enjoy high-rise living, accompanied by dining facilities and retail stores such as convenience stores, cafes, restaurants, and spas. The seventh zone will be designed as a 10-story apartment building.

Mr. Trần Hoàng Quân, Vice Chairman of the People’s Committee of Quận 4, stated that in addition to the plans for urban renewal and expansion of downgraded roads, the district also focuses on transportation development and flood prevention measures from 2016 to 2020.

As part of this plan, the key artery Nguyễn Tất Thành Street will have its width expanded from 37 to 46 meters. The relocation of the Nhà Rồng – Khánh Hội Port and Tân Thuận Port is planned, as well as the construction of new roads such as Road No.1, D3, Vĩnh Hội (extension), and proposed bridges like Trần Đình Xu and Nguyễn Khoái. The North-South axis road is also under consideration.
